Bendix Signs Purchase Agreement with Jacobs

CLEVELAND August 3, 2015 Jacobs Real Estate Services (JRES) announced today that it has signed a purchase agreement with Bendix Commercial Vehicle Systems LLC for a nearly 60-acre site on Chester Road in Avon, Ohio.

“We are pleased that Bendix has chosen our site, and we look forward to working with such a first-class organization,” said Jim Eppele, JRES executive vice president. “With its ease of access and variety of retail, hotel and dining options nearby, Avon is well-suited to support Bendix’s present and future needs.”

Bendix is the North American leader in the development and manufacture of leading-edge active safety and braking system technologies for commercial vehicles. The move to Avon will enable Bendix to further expand its business and sustain its ability to develop solutions to meet the needs of the commercial vehicle industry.

A groundbreaking date for the new headquarters has not yet been finalized and is contingent upon final approvals from state and local entities. Bendix will continue to operate out of its Elyria headquarters until construction of the new headquarters is complete.

Senior Living Facility Planned for Avon Place

CLEVELAND – August 19, 2014 – Jacobs Real Estate Services (JRES) announced today that it has agreed to sell 32 acres of land in its Avon Place development for the construction of Rose Senior Living at Avon, a 175-unit senior living congregate care facility with 76 townhomes. 

The main facility will be approximately 190,000 square feet and act as a town center for the congregate care facility and townhomes. It will include a number of dining venues, a lounge, common areas, chapel, and recreational and fitness areas. The exterior will be extensively landscaped and provide a variety of outdoor recreation and dining areas for residents and guests. 

“With this deal for a Rose Senior Living project in place, the Avon Place development continues to gain momentum,” said Jim Eppele, JRES executive vice president. “Especially since it comes on the heels of our recent announcements of the new rehab hospital, a hospital tower, preschool, hotel and event center all underway.” 

Avon Place is a 132-acre, master-planned development located in Avon, Ohio, near I-90 and Nagel Road. It is currently home to the Cleveland Clinic Richard E. Jacobs Health Center, which has an adjacent hospital tower under construction. 

Other projects underway at the development include a 60-bed adult inpatient rehabilitation hospital built as part of a joint venture between Cleveland Clinic and Select Medical, a 116-room Residence Inn by Marriott hotel with an attached 10,000-square-foot conference center and a Primrose Schools preschool. Plans call for other related facilities, such as offices and restaurants. 

Rose Senior Living at Avon is a venture of Edward Rose & Sons, a privately held real estate development and management company established in 1921. It has forged a strategic partnership with Ecumen Associates of Minneapolis to manage the senior living portion of the business. Ecumen is known for innovative techniques and strategies to support an aging population and empower its residents to live a full life.

Avon Place Expands with New Child Care Center

CLEVELAND, Ohio – August 11, 2014 – Jacobs Real Estate Services (JRES) announced today that a Primrose Schools educational child care facility will be constructed at its Avon Place development in Avon, Ohio.

The 12,000-square-foot school will be located on a two-acre site on Nagel Road, near Lear Industrial Parkway. Construction is expected to begin later this month and should be completed by early 2015. When complete, the school will have capacity for more than 200 students and will employ about 30 people.

According to a Plain Dealer story, the school’s owner, Divya Singh, chose Avon because it “was a growing area with many new families.” Avon Planning Coordinator James Piazza said in the story that, “The daycare center will be right next to the Cleveland Clinic, which is expanding. Soon there will be more than 1,000 employees in that area, including many working mothers. There are no other daycare centers close by.”

Residence Inn Planned for Avon Place

Hotel to Open in Spring 2015

CLEVELAND, Ohio – January 16, 2014 – Jacobs Real Estate Services (JRES) announced today that a five-story, 116-room Residence Inn by Marriott hotel with an attached 10,000-square-foot conference center, will be constructed at its Avon Place development in Avon, Ohio.

The new Residence Inn will be located on Just Imagine Drive, adjacent to the Cleveland Clinic Richard E. Jacobs Health Center. The hotel is planned to open in spring 2015. It will be built on a 4.27-acre site that JRES has agreed to sell to Emerald Hospitality Associates, Inc. and its independent affiliate, Nimbus Investment Fund.

LifeServices Purchases 5 Acres in Chagrin Highlands

CLEVELAND, Ohio – December 20, 2013 – The Richard E. Jacobs Group, LLC announced today that it has completed the sale of a five-acre site on South Green Road in the Chagrin Highlands corporate community in Beachwood, Ohio, to LifeServices Assisted Living for the construction of a 52,000-square-foot, 76-unit assisted living facility.

The cost of the project is estimated at more than $10 million, and the facility is scheduled to be ready for occupancy in spring 2014. When fully operational, it will employ approximately 40 people.

It will be named Beachwood Commons Assisted Living and will provide a residential setting for seniors who need some personal assistance, but who do not require 24-hour skilled nursing care.

LifeServices General Partner Scott D. Allen said, “Like all of our facilities, Beachwood Commons will provide a unique residential setting, outstanding services and compassionate care. We had been looking to add another location in the area and, given the demographics, nearby amenities and easy highway access, Chagrin Highlands was the perfect location.”

Omnova Purchase In Chagrin Highlands Finalized

Omnova Purchase of 8.5 Acres in Chagrin Highlands Finalized: Company to Build 57,000-Square-Foot Headquarters on Property

CLEVELAND, Ohio – November 7, 2013 – The Richard E. Jacobs Group LLC announced today that it has completed the sale of an 8.5-acre site in the Chagrin Highlands corporate community in Beachwood, Ohio, to Omnova Solutions (NYSE: OMN) for the construction of a planned 57,000-square-foot global headquarters.

It will be located on Harvard Road, just west of Richmond Road, and includes land for future expansion. Omnova has broken ground, will continue construction through the winter and plans to move into the new facility in late 2014.

Omnova Chairman and Chief Executive Officer Kevin McMullen said that Chagrin Highlands “is a vibrant, expanding corporate setting where we can meet our criteria around retention, growth and cost and, at the same time, enhance the value we bring to our customers. We believe it is the perfect spot to build our future.”

He added that Chagrin Highlands will provide Omnova with outstanding amenities for current and future employees and easy access to major interstate highways, airports, educational institutions and Northeast Ohio communities.

JRES Finalizes Hotel Deal in Avon

CLEVELAND, Ohio – October 1, 2013 – Jacobs Real Estate Services (JRES) announced today that it has signed an agreement to sell a 4.27-acre site on Just Imagine Drive in Avon, Ohio, to Emerald Hospitality Associates, Inc., in conjunction with its independent affiliate, Nimbus Investment Fund.  Emerald plans to develop a 110- to 125-room, Marriott-branded hotel with an attached 5,000-square-foot conference center. The hotel, which will sit adjacent to the Cleveland Clinic Richard E. Jacobs Health Center, is planned to open in fall 2014.

The Marriott-branded hotel kicks off the 132-acre, master-planned development, which will be known as Avon Place. It will include a mix of offices, hotels, restaurants, medical facilities and other related developments. JRES also has two additional signed land sale agreements for Avon Place, which will be announced in the coming weeks.
